Hospitality OS · for hotel groups

Every property.One dashboard.Zero spreadsheets.

Occupancy, ADR, RevPAR, rate parity and Italian filings for every hotel in the group, read in one screen over morning coffee — instead of seven files and three phone calls.

Hospitality OS dashboard: group occupancy, ADR, RevPAR and revenue KPIs, month to date
Fig. 01Real product screen, with data from a fictional group (7 properties, 251 rooms). We show the system in pieces, on purpose.

The problem

A hotel group today runs on seven PMSs, three spreadsheets and the director's memory.

Existing software is built for the single hotel. Whoever runs five or ten spends Monday pasting numbers, and prices New Year's Eve by looking at last year.

01

Numbers arrive late and don't talk to each other

Occupancy in one system, revenue in another, reviews in a third. Comparing properties is done by hand — when it's done at all.

02

OTAs decide for you

Booking sells at €142 what your own site sells at €128, and nobody notices for three weeks. Rate parity gets checked by sampling.

03

Italian filings are a separate job

Guest registration (Alloggiati), monthly ISTAT, e-invoices to the SDI, city tax across four different municipalities. Every property does it its own way.

The product

One operating system, six modules, a single source of truth.

We show pieces of the real screens. Not everything: enough to understand the value, not enough to copy it.

Italian compliance, inside the product

Not an external module: SDI e-invoices, Alloggiati Web guest files and city tax are generated by the system, property by property, with the status of each filing in plain view.

  • E-invoicing: FatturaPA XML ready for the SDI
  • Alloggiati Web: guest registration file for the police
  • City tax calculated per municipality, with exemptions
Italian compliance: Alloggiati Web status, city tax by municipality, SDI e-invoicing and GDPR data handling

Daily operations

Arrivals and departures across every property, with VIPs, notes and room status. For the front desk it's today's list; for management it's the pulse of the group.

  • Arrivals, departures and in-house by property
  • VIP flags and special requests
  • Room status linked to housekeeping

Staff app

Staff don't open a dashboard. They open their shift.

Housekeepers, room attendants and spa therapists work from their phone with a view built around their role: the room to prepare, the 4:30 treatment, the notice from management.

  • Housekeeping: priorities, check-outs, minibar, maintenance
  • Spa & wellness: cabins, treatments, guest cards
  • Real-time notifications from management

Integrations

Compatibility, declared status by status.

Plenty of software sells "450+ integrations". We say, for each one, whether it's native, in development or on the roadmap. A connector is switched on for your property during onboarding, not before.

If your PMS isn't listed, we map it during the initial analysis: the architecture is open (REST API + webhooks) and integration is part of the project, not a separate price list.

Security and data

What we can prove, not what sounds good.

No generic shields. Every line below is verifiable: where the data lives, who can see it, what happens if something breaks.

Data stays in the European Union

Database and authentication run in the Frankfurt region (eu-central-1). No operational copy outside the EU.

Region verified on the provider account, published in the Trust Center

One group, one perimeter

Tenant isolation enforced at the database level (Row-Level Security): a user from group A cannot read a row from group B, even through an application bug.

RLS policies active on every table of DITAP products

Encryption in transit and at rest

TLS 1.2+ with HSTS on all traffic; data and backups encrypted at rest (AES-256) by the database provider.

HSTS header and certificates verifiable from your browser

Automatic daily backups

Daily copies with retention and tested restores. The continuity plan (RTO/RPO) is agreed per project and written into the contract.

SLA per tier published

No card data in the system

Payments go through the PSP (Stripe, Nexi): the system keeps only the token. We never store card numbers.

PCI DSS carried by the PSP, not by your hotel

Roles, 2FA and least privilege

Permissions per property and per role (management, front desk, housekeeping, finance). Two-factor authentication. Whoever shouldn't see something, doesn't.

Least-privilege principle, periodic review

GDPR: DPA and public sub-processors

Data Processing Agreement on request. The full list of sub-processors — hosting, database, email, monitoring — is public and kept current.

ditap.io/en/trust/sub-processors

Infrastructure on certified providers

Hosting, database and network run on providers holding SOC 2 Type II certification (Vercel, Supabase, Cloudflare). Their certifications are public.

SOC 2 reports available on the providers' sites

What we don't have (yet)

We don't hold an ISO 27001 or SOC 2 certification in DITAP's own name: today we rely on our providers' certifications and on internal reviews, and an independent penetration test is under evaluation. We'd rather tell you here than have you find out in due diligence.

How it works

From demo to your first real dashboard in weeks, not quarters.

We start with one property, not all of them. When the first one's numbers come back, we add the rest.

  1. Guided demo on your case

45 minutes with the fictional group's demo, but talking about your properties: how many PMSs, which channels, which municipalities. You leave with a written proposal.

  2. Analysis and mapping

Inventory of PMSs, channel managers, OTAs and filings per property. Historical import. Definition of the KPIs that matter to your management.

  3. Go-live per property

The first property goes into production with its real data. Training for the front desk and for staff on their phones. Then the second.

Pricing

Per property, not per user.

We don't publish a price list because every group is different: three hotels on the same PMS don't cost what seven on five systems do. We do publish the pricing structure.

Ask for a quote
  • Monthly fee per property, unlimited users
  • Onboarding and integrations included in the project, not metered
  • SLA per tier written into the contract
  • Written quote within 48 hours of the demo

FAQ

What we get asked on the first call.

Does Hospitality OS replace my PMS?

No. It sits on top of the PMSs you already use and reads from them, so management sees every property in one place. If one day you decide to unify PMSs, the system stays the same.

Does it work with the PMS I have now?

Integration specs are written against the official APIs of Mews, Cloudbeds, Oracle OPERA, protel, Slope, Passepartout Welcome and 5stelle*, and the connection is built during the project. If yours isn't listed, we map it in the initial analysis: the architecture is REST + webhooks.

Where is my guests' data stored?

In the European Union, Frankfurt region. Encrypted in transit and at rest, with daily backups. The list of sub-processors is public in DITAP's Trust Center.

Does it cover Italian filings?

Yes, and it's the reason it was born in Italy: e-invoicing to the SDI, Alloggiati Web guest files for the police and city tax calculated per municipality are native. ISTAT C/59 and CIN are on the roadmap.

How long does it take to get started?

It depends on how many systems need connecting. The goal is the first property in production within a few weeks, on its real data, and the others following one at a time.

Is it suitable for a single hotel?

It's built for groups of 3 to 30 properties, or those about to become one. For a single hotel there are excellent PMSs: our value is the group layer.

What do I see in the demo?

The real product with a fictional group's data: 7 properties across 4 regions. The demo is private and accessed with credentials we give you, so we can follow the session and answer the questions that come up.

Who's behind it?

DITAP, a technology infrastructure company operating in Italy, Argentina and Chile. Hospitality OS is its product for the hotel sector; DITAP Core+ is the one for service companies.
